I'm looking at new construction inventory homes in the suburbs. Assuming all things more or less equal (same builder, lot size, upgrades), how much more price per sq ft (percentage wise) should a one story home cost compared to a two story home? Say if the average two story cost $115/sqft, how much more would you pay for the one story?

One story will cost more because of the more foundation cost . Here in texas One story is more in demand than 2nd story . But it Depends on your test . I personally like one story .

The general number is 30% more for one story versus two for the same square footage. All of the cost is in the additional foundation and Roof...both of which are more expensive items in the house. If you are building on a builders lot, then you also usually need a larger lot to accommodate the square footage, so there is also usually a lot premium.

If you are looking at resell values, I'd go with a single story if you can swing it. Most people prefer them; I know I do even though I bought a double decker.

I'm shocked so many prefer one stories. Houston is being built big time with MPC and it's 2 story haven.

A one story can be nice....with a detached garage. That's like finding a needle in a haystack

Our first home was a one story and we loved it. It had four bedrooms and we had 5 offers on it by the second day it was on the market. They're more convenient. Our current home is a two story and for the most part feels too big at times but I know as the kids get older and friends come over more, it is nice they can run upstairs and play and I can still have some peace and quiet downstairs.

MPC loves two stories because of the lot size. You get more yard on an already small lot. I also believe it has to do with perception. If you drive thru a neighborhood and see majority two stories and then a one story home, you might think the people in the one story couldn't afford a bigger house sad but true.

My perfect home would be a 1 1/2 story with a game room and guest bedroom upstairs, everything else downstairs.

That's exactly what we have. It's a functional enough arrangement, but seems fairly rare. When we build or buy our next place, will probably look for master bedroom downstairs, and all other bedrooms (plus a game room) upstairs.

Surprised by the strong preference of one-story homes on this thread. I would never consider a one-story, except perhaps for a small vacation cottage, because of the reasons already mentioned - poorer utilization of lot space, higher costs for the same habitable square footage, and a less-impressive facade (especially when surrounded by two-story homes).
