Has anyone seen this before? Our house appraised value went down to a value less than the original value when the house was built. I'm not complaining, it helps lower our taxes but....

Just as an example:

2010: Just land: $9000
2011: House and land: $100,000
2012: House and land: $130,000
2013: House and land: $90,000

This is in Cinco Ranch SW, comparable houses all around in our neighborhood are going for higher than any appraised value we've seen on our house, 20-30% higher.

Is this a mistake?

New built homes lose value faster than resale home. As far as I can tell it's normal. Are you referring to a tax assesment or did you have an actual appraiser come out. They are two different things and one doesn't necessarily have anything to do with the other.

We built ours new over a year ago. Looks like it's assessed at more than we payed for it this year.

Yes, on their making a bad calculation on your value. Accept it and pay less. It will start going up again soon enough.

I received my FBCAD tax assessment and noticed it also went down. I was pleasantly surprised considering it went up quite a bit last year (even after I protested).

I wonder if I should protest anyways and see if I can get it dropped further?

Be grateful.

I built my house two years ago this month. The first year, it went up realistically once the house was valued with the land. This year, they increased it a whopping $60k, which is about $60k over true market value.

My entire neighborhood is up in arms over it. HCAD is going to be seeing a LOT of protests from our development.

Appraisal value <> Market Value. Accept it be thankful you don't have to waste your time in the appraisal district to protest your taxes.

Wow, I'd love to open my tax appraisal and see a drop in price, but it hasn't happened yet. On average, our FBCAD appraisal has gone up by about $30k each year for the past four years. I just opened the 2013 "suggested appraisal" and see it has gone up by $62k this year!

In The Woodlands in Montgomery County, it seems they always jack-up the appraisal value over the cap, limit the increase to the allowable cap, and then leave it up to you to try and dispute. I have never lived in a county/state that has been so aggressive in raising property taxes. Growth needs or building a bloated bureaucracy destined to crash when things build-out?
