Well when the new middle income home is now 200-300k except for junker neighborhoods, I don't think pearland having homes starting in the 200's qualifies it as upscale. I have a nephew in the older area of pearland with a really nice home and it won't sell. And he says value is stagnant whereas other areas outside of pearland are increasing in value at a much higher rate.

Pearland should hire some better landscapers. The north Dallas suburbs look like Pearland, aside from some rolling terrain. They just know how to properly landscape their land and make it seem upscale. Pearland is iffy.

Man I said the same thing. If I was Pearland I would want to be more like Sugar Land. Lol

Pearland is in Brazoria County, which is a coastal county. This requires homeowners to buy special expensive windstorm insurance. I also heard that crime was bad in parts of Pearland from infiltration from its northern neighbors. These two reasons may be why there are much less $400k-$800k houses there than in places like Katy, Woodlands, and Sugar Land.

Good news! I just heard that Pearland is getting a Pappasito's and Pappadeaux's. They purchased land out 288 behind the Salt Grass Steakhouse.

All own by the same chain. I stop going to the Pappaxxxx after they sold it as the food there now is so disappointing.

Well, I have to ask what you consider fine dining. I don't think Pearland has much.

OTOH, we do have some small places with good food.
Try Wrap n Roll (Asian Fusion) on Broadway.
or O'Cajcen Seafood Restaurant also on Broadway (east side)
or Killen's Steak House on Main Street
or Mongo: The Mongolian Fire Pit in Pearland Town Center (I loved this concept back in Evanston, IL and still enjoy it).
I also liked the Pear Tree Tea Room, but it has closed.
We did get a Nikos Nikos in our HEB as well.
Definitely not fine dining, but very good Mediteranean food at Cafe Taraiz (on Broadway, but kind of behind the shopping center it is in).

Sold it to whom?? I thought Papas owned these. FWIW Pappasitos did jack up their prices recently, making the food overpriced and mediocre compared to Lupe and Escalantes.
