Now that i narrow down to the area - my last question would be: which is preferred: backyard facing lake or wooded lot. This is probably have to do with personal preferences.

I myself think backyard facing lake (men's made lake) is nice but lose out the privacy where facing trees is also nice/privacy but do i need to worry about snakes, racoons, unwanted animals,etc... Help, i need to make my decision quick, heeheheh.

Also what about resell value - which will be better???

All those critters need water.

The trees will provide shade.

Are the lots the same size? The lot facing the lake will probably have an iron fence along the back, thus giving you the feel of a larger yard. You can get critters regardless of what's behind you.

Will the trees always be there? Is that land part of the subdivision, and if so...do they have it zoned to be something later, or is it reserve?

Either is a good choice. Depends on your personal preference. And the resale value of it is contingent on that as well. I might hazard to guess more people would pick the lake view. I would probably go with the trees, but would have to see the plans for the neighborhood development.

I was going to ask that very question, that there is 0 chance of future development. Even then my choice would be a lake.

Before we bought our current house, we looked at a community with lake lots. I did not like the extra rules for the lake lots, such as they would not build any homes with detached garages on them, (I needed a 3 car oversized) and you could not have a storage shed in the back yard. Plus the need for a wrought iron fence only in the back yard. It would not work with our dogs as one of them could have probably squeezed through it. We did like the lake view, but it just did not work out for us.

I walk my neighborhood lake trails all the time, admiring the lovely homes and yards backing up to them and in the evenings you can't help seeing inside with lights on. Zero privacy. The only way I would consider living on a lake is if the only access behind the home were by boat.

I like seeing green out my windows and walking a few extra steps to the lake.

Wooded if there is no more development. I am not big on snakes especially water moccasins and depending on your area there could be alligators. If you have to do an iron fence you could do a mesh on the inside. Some is so fine you can barely see it. Even still, I would just not like the idea of backing up to water. I might be in the minority though. Looking forward to hearing more opinions, too.
