Yes we lived there and yes safety is the reason we moved. I stand by my opinion that the area is going down, which makes me sad because the houses over there are very beautiful.

We lived in Lake Highlands in Dallas. The last time the economy went into the toilet apartments were rented to anybody who could fog a mirror. Many neighbors moved to Plano. Some of us liked our area and our homes enough to get acquainted with our new new neighbors.

Time passed, the economy got better, the apartments raised the rent and demand started going back up. I could not afford either of the houses I sold.

I see the same thing happening here. Same attitudes, same concern for safety. Those of us who stayed and those of us who came in new formed a vibrant and stable community. Most of the houses that have to be sold never go on the MLS.

Decline is in the eye of the beholder.

There is turn over in some neighborhoods. It's pretty easy to spot a problem area. Drive it in the evening. General home upkeep in the subdivision, Does it look like pride in ownership? If not stay away. Talk to local law enforcement. They are not usually shy about what happens where.

Champions looks great to me so far. I don't care for the Kroger on Kuykendahl and Louetta it has that run down feel to me. HEB at Steubener Airline road and Louetta I like just fine. Just a short distance away. The Kroger at Champions Forrest and Cypresswood Drive has a great neighborhood store feel.

I don't see safety as an issue. That being said don't tempt fate either. Common sense will keep you safer than any zip code can.

I don't see many children around my home, I certainly don't hear them. Neighbors across the street seem to have a gathering every few weeks with mini vans and Moms everywhere. Still not a problem.

I am old enough to have said "hey, you kids get off my lawn!!"

Unless you break out into hives when you see kids or have some other reason to avoid them, suburban middleclass kids seem to be well behaved and have zero interest in invading my lawn.
