Personally I love the rice military area. I used to work out in richmond, tx, and I had been looking into this X 2 years. Finally got an inner loop job, so found my happiness in a patio home with driveway here. It's walking distance to the park and just a few minutes to downtown. Reverse commute to the galleria, so about 15 minutes. Just a few blocks from Washington corridor, which is really changing even in the last few months. It's nice that each home/townhome is different. Runners and bicyclists are often seen on Blossom. I know my neighbors and it's nice to walk around the block.

Having lived in California, the prices...usually 200s-400s here-- are a steal. There are still a few run down cottages here and there, but those having been disappearing. Re-sale is quick, and newer homes even in 400s-500s are snapped up. Parking can be a problem, but it's nothing compared to San Francisco! There are a few wider streets -- Birdsall and Knox that guests can park.

^^^ It's amazing to watch the Washington Ave corridor change. Every week, seemingly, something new is popping up.

Very true, but I wouldn't exactly put Rice-Military or the areas along Washington in the "hidden" gem category. They are about as main stream inner loop as you get.

This is true. The mix of older houses, newer townhomes, brownstones, businesses, the school, the park, etc. are all very purty and interesting on that end of the Corridor though, in a densely packed, uniquely jacked-up, Houston kinda way! Love that roundabout! That shopping center area around TC Jester always brings to mind Tchoupitoulas Street in New Orleans, for some reason.

If Eastwood starts commanding prices like this, it may have to move off the "hidden" list too...

Thought it might be interesting to see what people were talking about as "up and coming" neighborhoods 10 years ago...

Not true. Most of the neighborhoods quoted in the older posts are now either expensive or near-expensive; I wouldn't say they qualify as "up and coming" anymore - they've arrived.

"Up and coming" might apply these days to Robindell (well, pre-flooding), parts of Westbury, parts of Spring Branch, Second Ward, Third Ward, Sharpstown. The Inwood area is still considered early in the growth curve, but is positioned to increase in value. Perhaps Meadowbrook on the southeast side?

Eastwood seems like a bust. I’m seeing houses selling at low prices in that area.

I’m still rooting for Sharpstown. So much potential there.

They have to get rid of that horrible PlazAmericas mall or reinvent it
