Interesting thread ! What do you all think about houses on Braeswood? Does that street too busy for family with young kids?

Braeswood is way to busy and if your home it not 6ft+ raised up mostly it has flooded 1 or 2 times in the last 25 yrs

Love some of those mid century modern homes on South Braeswood. But true that many of those homes have flooded before.

parts of the Meyerland area are in the 100 year flood plain, but most homes have never flooded. Even in the terrible floods in 2001. They have done a lot of work on the flooding issue all over SW Houston.

If a home is in the 100 year flood plain, it has a 1% chance of flooding in any given year.

Many parts of Houston are in the flood plain, and I believe it's more important to see if a particular home has flooded in the past. The best indicator is past issues, as a home does not need to be in a flood plain in order to flood.

WHAT flooded last summer? Lots of streets were full of water, that is what they're supposed to do. I remember that evening well, I stupidly drove my car into high water and ruined the engine.

However, just because the neighborhood had high water doesn't mean houses flooded, that is a whole different thing, and obviously a major cause for concern. But I didn't hear of anyone having their house flooded last summer.

I don't know of any houses that flooded last summer. The few in the area, that I know have flooded, flooded in 2001. They have seriously improved the drainage in the area over the past decade.

There are sump pumps in the front yards of many of the new homes in Bellaire. Pretty noticeable since the front yards are dinky. They're foundation are raised for a reason.

610 feeder accessing Bellaire/Meyerland, on the west side, goes underwater quite often in my experience.
