I did find a broker that is going to credit 2/3 of the buyer agent's commission at closing. This posting was a success

I used the agent but I did all the negotiations. He only gave you the signed paper. In the paper he will give you 2.5% from 3% commission and 50% from bonus. Example if the builder gives realtor 2,000 bonus then he will split with you in half.

If you like please pm me. The only thing is he's always busy so when he's with you but he will also answering another 2 different phones, cell phone and office phone and talks to you at the same time.
I was unhappy but oh well, who cares, he gave me back $8,500, I used 8,200 for closing cost, he signed a check for 300 next couple days.
Make sure when you go to builder to fill out paper work, at the section where it asks if u have realtor you need to put yes, otherwise you won't get any.

Plus, need to get the Agreement letter from realtor before you go.
