Agreed; it's a nice masterplanned community for the lower price range.
Also, you can still sometimes find <$200k in a few of the Sugar Land neighborhoods (Summerfield, Park Pointe, etc.) near the airport; but with the ballpark and all the development associated with Imperial happening nearby, that may not last a lot longer.

A couple of friends have moved into Northside in the last two years. It is mostly Hispanic families and a drive by the schools near the train reflects that. Not sure if they will stay once the kids get school age, but they like it now since its close to 'everything' and doesn't have the cost of living west of 45. I think that area and North of Main (W of 45) are going to be going up...
