Hi all, I am not looking in Sugarland only because our top budget is about $185K (final price) and I think we are just priced out of the area by a tad. Not much comes up for that area when I check out the listings. I would consider Richmond and Katy, however.

Philboyj, I appreciate your input and I totally agree. Because we have such a large area we are looking in, I would look to them to weed out the ones they know have a power station next to them, have some other poor resale value, etc. I am on realtor.com and HAR.com daily, have the new homes within our parameters emailed to me, and have poured over the school districts.

With houses going quickly in today's market, you may want to see a house within a few days of its listing - which might mean asking your agent to drive 20 plus miles each way to see a different house each day. Over a period of time, this gets taxing for the agent and also creates a sense of obligation to the agent.
That's par for the course for a Realtor.

Driving excessively and not knowing the market are two different things. If an agent doesn't want to make that drive, he/she should say so and not commit. I don't love driving, but it's part of the job. I would never want anyone to think they were obligated, just because I was doing my job.
