I find that when I get off the freeway (in different areas) that I spend about the same amount of time behind the wheel, given traffic and traffic signals on side streets. May seem faster than the freeway because I keep moving but seems like I'm on the road actually about the same amount of time.

This is my experience on the commute from downtown west on the I-10 as well. Still, I often find Memorial Drive preferable if only because the intermittent movement provides hope, and its a more pleasant drive.

There are midrise office buildings all along the Beltway from 59 North, then west all the way to I10. Not too bad of a commute if you live in the northeast suburbs.
