We are looking to buy a house in Sugarland but we are new here . I have seen some houses on had.com that I like and would love to go and tour those houses. One of them comes in Riverpark sec 2. I was searching on this forum and an older post says not so good about river park area.Some are showing me that they are from sugar land but I search more they comes into Missouri city. That leads me to think as what area should I be avoiding when looking for house in safe neighborhood with good schools. I am trying to look into New territory,Telfair, First colony areas. Please guide me. Thank you .

Plus anyone have really good realtor that they know and trust please PM me. Thanks

For that price range you can avoid all the not so good areas and concentrate in Telfair, mew territory, or first colony. In Telfair you can find new or not so old houses but for the highest price range.

yes agreed with 350K -400K budget, Telfair, New Territory, Riverstone will be your best bet.

Thanks I did see some houses today but none of them was what we wanted . We saw in New Territory and Tel fair. Tel fair seems high in price but the house was small in sq.ft and it has power wires going over the yard.
We are thinking to search into Siena Plantation now. Cypress is really what we like but its very far from downtown.

The zips are too large/spread out, so there's not really a zip to avoid.

The general rule for Sugar Land, I've come to find out, is that it is all great with a few exceptions -- You probably want to avoid (because of home values, crime and/or schools)
- Anything much north of W Airport Blvd
- RiverPark
- Tara area

Sienna is Missouri City, almost to Fresno. But yes, worth a try and they do have that toll road.

Sounds like you may also want to expand the search to the Richmond addresses just outside of Sugar Land. Aliana is another big MPC and there are several smaller neighborhoods just north of New Territory.
