Hello, I live in Silver Ranch and have one of the higher end homes, it was$300k when I purchased but. Believe the builders are charging around $330k now for it. I want to upgrade from carpet to hardwood upstairs. It is looking close to a $20k job. Would this be too much of an upgrade for my house in this area? Upstairs is 2175 sq. ft. Curious to hear from realtors. Granted, we are not looking to sell anytime soon either, plan on being here for about 18 more years.

You'd have to replace the carpet a time or two over 20 years so if you get real hardwood you can refinish them. Do you have hardwoods downstairs?

Downstairs is probably 90% tile. Only our master closet and office are not tile, they are carpet.

Should have mentioned, we want to do the stairs also since they are carpet and they are included in the cost originally mentioned.

I'd do it if you have 20k in savings to do it. It will help resale, maybe not 20k worth but you will get 18 years of use out if it.
