Doing some research in Cypress for possibly a new home, although pretty set on Pearland east unless I can be convinced otherwise (work downtown). Typed in some basic info.

Max home price... 220k

These are the builders it came up with building in that area for the price

Beazer
Centex
Brighton
Meritage
Castle Rock
KB
Lennar
Taylor Morrison
Chesmar
Pulte

Now if none of these are good home builders then I guess I'm toast because that's my max.
(guess I could get an old home but not hot on the idea)

Any recommendations welcome. I know this place has rules about bashing so if you have a good experience with any of these...just give me some 411 and I'd appreciate it.

Granted there are TONS of neighborhoods out there. But I'm picking the builder first, and then neighborhood. Then again, I can always change my mind and do the reverse.

IDK in terms of how they average and what reports are out there, but we've been having a pretty good experience with Coventry. Perry kinda d!cked us over though, even though some of their home designs are nice. I've heard good things about Taylor Morrison, but I feel like their homes are a bunch of small rooms/floorplans don't flow well. $220k is on the low side for real estate in Cypress right now, so out of all the new neighborhoods in that area, you'll get alot more bang for your buck in CCL, Fairfield, or Canyon Lakes West. Something to keep in mind is that Canyon Lakes West isn't zoned to one of the nicer highschools in CFISD, whereas the other two are. If you did change your mind and choose Cypress, I'd advise being north of 290 or at least north of West rd. if south of it. I'm usually rah rah Cypress, but Pearland is definitely a better commute to DT specifically, and probably has more selection in that price range, (could be wrong about that!).

Prince range seems similar in both areas depending on the builder really. I got things narrowed down to one neighborhood in Pearland but the only builder is Brighton. At least in that particular neighborhood. Houses start at 180/210..around there.

I'd have more flexibility at 300k but can't swing it. Just NOPE.

Yea, it's completely understandable. When I say 'we', I actually mean my mother heh. Although I am 27 with a decent job, and I'm saving up for a home purchase in the $150-200k range. It really does suck. It feels like all the focus for home developers right now are in the upper-middle class range/$350k and way up.

My wife wants the option of maybe staying home when we have a 2nd child so the 300K just won't work. We'd be house poor.

I wonder how this Cypress Landing area is. Probably isn't a mater planned neighborhood. I'd just have to look at the schools in the area see what's up.

Bolded ones. Lennar had a period in the past where they weren't so hot, but they appear to have that straightened out in the last few years.

I have several friends with Beazer homes in Cypress and all are happy with them. Lennar and Brighton build a decent product too. Taylor Morrison builds at all kinds of price ranges, but I've never been a fan of their floorplans. Stay away from KB at all costs.

As with any builder at any price point, your construction process and quality of build will depend largely on how involved you are with staying in contact with the 'builder' (superintendent) and being involved with checking the jobsite on a regular basis. This is especially crucial in the pre-sheetrock phase. You'll want an independent inspector as well.

I used Chuck Evans with Homecert for my pre-sheetrock and pre-close inspection after several recommendations from this site. I could not be happier with the work that Chuck performed. He blew the engineering firm I used on my last house out of the water with his work and attention to detail in findings and his report.
