Drove thru Aliana community, kind of liked it.
Heard good schools for our pre-k kid.
I work at west chase location and wife works at downtown. Concerns me a lot wife commuting to downtown as she is not proficient in driving and prefer Park & Ride.
Read thru many forums that one has to drive on 59N to Wbelfort P&R.
Any park & ride in richmond/sugarland area that is closer to Aliana community?.
Please share any thoughts. Thanks in advance

Yes, I think the W Bellfort Park & Ride is the closest.

You'd have a little better commute from somewhere like Sugar Creek or Sugar Lakes, but I know the homes aren't new and often need at least some cosmetic work.

Looks like wbelfort road goes thru aliana community to 59 n wbelfot P&R. Any insights on what is traffic like on wbelfort to 59 during rush hour? Any one from Aliana community commuting this way?

I lived near Aliana, you have Westpark toll road but anytime after 7a or 5pm and it will be bumper to bumper at least until you reach Beltway 8. Also plan on an additional $120/ month in toll fees if that is your primary gateway home, it was for me. 59 and I-10 was just too far out of the way for us to commute to go downtown. I'm not familiar with the park and ride options, never used it.

I heard Aliana will build schools for the neighborhood but that might not be until it's fully developed and given how much land is allocated to Aliana, that could be a few years. Otherwise I wasn't too impressed with out of neighborhood schools.

Yes, main reasons being 1) schools 2) reasonable distance from our workplaces with exception to downtown P&R 3) affordable compared to other new built MPCs in Sugarland & Katy. However, there is not much commercial development.. hopefully it will develop in coming years.
As SIMSCOTT said, be prepared for extra monthly expense on tolls. Not far from SL or Katy for lieasure (avoid tolls) trips over the weekend to shop around.

The new elementary is currently under construction within the neighborhood and expected to open for Fall 2015.
The southern half of the neighborhood (south of W. Airport Blvd) is expected to be rezoned to Garcia Middle and Austin High under the proposed FBISD feeder/boundary plan, while the areas north of W. Airport Blvd. stay with Bowie Middle and Travis High.

That's true. It's trade off for affordable new MPC with good schools with reasonable commute to work. Heard rush hour parking lots everywhere. Hope I can benefit west chase commute in 30-40 min.
In regards to kids, Aliana having separate elementary school to avoid other neighborhoods. Middle n high schools kids will mingle with over communities. Observed same with other MPCs as well. Katy ISD high scools encompass larger section of communities ranging from 160k - 1m homes.

Hopefully crime rate will not be high at least in Aliana.

my only gripe with Aliana was its caught in an area where you can't make up time if you ever have to go into Houston...if you work north, in katy, or at the beltway, your fine..anything else your in for a drive
