Hello all,

I was wondering if you know any new developments (or older developments still with some new houses available) that can satisfy the following criteria:

- In or near the Woodlands, not far away from I-45
- price range: 300k-450k
- good schools
- proximity to biking trails
- safe and lively neighborhood


I am finding difficulty in locating new houses on the west of I-45 satisfying the criteria. They are either away from I-45 or pricey or both. On the east of I-45, I can see some options like Harmony but I am not sure about their compatibility with my criteria. Another option might be north towards Conroe- not sure about it neither. Any experience or recommendations?

Is there a reason why you need a "new"house? At any rate, I do not recommend moving to Conroe if schools are a priority. Have you looked at Jacob's Reserve? That would be in your price range, near 45, good schools, and you can get a new home. Harmony would be further away from 45.

For a practical matter, there is no new development in the Woodlands, West of I-45, near the freeway. That land was long ago developed. There is still some significant development going on East of I-45, Harmony, Imperial Oaks, Benders landing. I believe there is still some development in the Legends Trace area, but lots are going fast.

There is development to the north, as mentioned, and also to the south near the new exxon campus on the West side of I-45.

If you want new development, you could look at the ones popping up on Gosling Road
but they ain't cheap, one of them says something like $600s and up

That's not actually true. There are three new developments west of I-45 but they're not in the OP's budget.

They include:
- The Reserve at Grogan's Mill by David Weekley: 282 Sonoma Court, Shenandoah, TX 77381 - HAR.com
-Gracepoint Homes: 187 McGoey Circle, Shenandoah, TX 77381 - HAR.com
-And the insanely priced and huge homes at Parkgate Reserve: 7 Broadwater Ct, Shenandoah, TX 77381 - HAR.com

There are also new homes in East Shore but again, not in the OP's budget.

What qualifies as new?

Twigs for trees in the front yard and within elbow proximity to your neighbors?

I consider at this point anything 2004+ as new. The floorplans and such still pretty much look the same and Houston heat won't fry your grass as trees are decent sized.

Builders should be ashamed hiring landscapers putting toothpicks as front trees having the audacity to hold them up with more toothpicks.

Yes, I found some of those new developments on the west side but virtually nothing in my price range.
Any feedback on the east of I-45?
Those look nicer and cheaper but perhaps we don't get the trees and the amenities in the west side.

Harper's Landing, which is east of 45 (and considered to be The Woodlands though not near the rest of it), will have the trees and trails and the houses are in your price range. It is just north of 242/College Park. They're not brand new but are not old either. Check it out on HAR. Here's an example but there are others that are newer:
