How far west do you see the city/suburbs expanding? Brookshire or Sealy perhaps, or no?

I really don't see a masive shift into Brookshire because of Royal ISD. They don't have the reputation of a upper end sububan school district. Right now the big subdivision with a Brookshire address is Willow Creek Farms but it is Katy ISD. You may get some starter neighborhoods in Brookshire (Royal ISD). I think where your major growth will be is between 290 and 10 along Grand Parkway. You already have big MPC planned for that area that are just now building or about to take off.

Eventually it has to hit an end…there comes a point where the commute into Houston will just be too long, but where that will be is really anyone's guess. There's already signs of new subdivisions blurring the line between the Katy area and Brookshire so who knows…

When that point occurs I wonder if the east side will see any growth. I know the east side is very unattractive but when the west side commute hits 2+ hours people may be willing to put up with the east side.

The commute may be the same, or better, but the east side is polluted from the plants further east, and since the winds typically blow south/south-east, they come into the area. Commute times being almost the same, I'd go for the better air.

When Katy and Cypress get actual business districts that provide 6 figure jobs like Sugar Land, Clear Lake and The Woodlands, it will expand. Otherwise it will just fill in.

it will expand up 99 (north of I-10) more than it will expand westward.

You see a lot of westward expansion but remember a lot of people are not commuting all the way into town. Plenty of people are only driving to the energy corridor.

Depending on crude prices we would start to see a slowdown in expansion.
