Working off Eldridge/ Enclave. The wife doesn't drive to work so no spouse commute concerns. Would love to not have to get on 10 to get to work. Renting around North Fry at the moment. We have a great realtor but not sure how much he knows the area since this realtor is not from west houston. Middle age with a family and a dog, the whole package. Public school rating only an issue for resale value.
Was thinking of looking South of I10, East of 6, West of Beltway 8, North of Westhimier. It makes a block. Looks like in our price range we would also be mostly south of briar forest drive. Wife didn't care for most the neighborhoods where the house is the lot. Felt it was to crowded feeling. My family is used to a professional, quiet and mostly white neighborhood.
The closer to Enclave the better for me so between Eldridge and Dairy Ashford would be ideal.
Our budget is wide. We are used to more house for our money than what that area offers and spoiled to disposable income to play with. From 160 to 270 would be comfortable. 225 and under awesome. 330 and it starts to cut to much in to our fun. Want something updated, no carpet (or just a couple rooms we can replace before we move in) sq foot from 1900 to 2400.
So who lives in this area, will there be houses fitting our needs on the market in this area this spring?
I know we have other areas we could look at but that area would be ideal for my drive.
Thank you.

I lived in the area you are describing...Ashford Forest to be exact, east of Dairy Ashford and south of the bayou along Briar Forest. We also appreciated large lots and houses that weren't identical. Nice. Safe, established neighborhood zoned to decent HISD schools. Your budget is doable there, but prices really went up the past couple years. Even houses on Briar Forest were getting 300k and moving fast in spring. Hope you find a Realtor who knows the Energy Corridor area, as they may have inside knowledge on houses coming on market and do a better job with comp. Prices. Local Realtors and word of mouth helped us immensely when buying and selling. It was a hot market in May, not sure what will be like in the spring...

The closer to Westheimer the better for your budget. Check out Briar Village, northeast of intersection of Westheimer and Hwy 6. Not a glamorous area but might fit your criteria.

Thanks for the comments. How does this area compare safety wise to Cinco Ranch?
Who would we be living amoung as far as what type of people? Do the kids play outside in these areas?
Thank you.
