Geez Southboy, does anything seem bad to you? Some of us do have standards lol. FYI, I think any un-zoned area with a bunch of strip malls/apartments is bound to take a turn downhill.

No, but when these "beating around the bush" black comments come up, I do get offended. You guys seem to think because Riverpark has a lot of blacks that the area is going to become ghetto; we're all pretty intelligent and can definitely read between the lines here. It's like black people automatically bring you guys' sweet property values down.

Most of the places mentioned in this thread are nowhere near ghetto status compared to some of the inner city neighborhoods inside Houston.

I've been thinking about this topic of neighborhood cycling and I'm convinced ALL neighborhoods will cycle except for something like River Oaks.

As far as location, in my mind in Houston, within the next 20 years everything in the outer loop near 59 and I10 and 290 and 45N will experience a renewal because eventually people won't want to move so so far from jobs.

You thought wrong... I have no clue what the racial demographics of Riverpark are, I just know the upper level schools it's zoned to aren't well regarded in comparison to those of surrounding neighborhoods. This holds values down.

The next outer loop after Tollway 99 is being planned as we speak.
