What part of SoCal are you coming from?

Being from all over LA County (and some of Orange), I can tell you what most people call traffic here pales in comparison to sitting on the 90, being stuck in the mulholland pass of the 405 headed into the Valley or driving the 101 headed out to Agoura, and just about anywhere on the 10 freeway during rush hour traffic.

I am moving to Sugar Land this month (Greatwood, but we are renting until we buy somewhere else in SL; I was looking at Sienna, Riverstone, and others too), but I started working in the Midtown area last month. I can drive to Greatwood from Midtown in about 20 minutes as long as I leave at or before 4pm (or 6:30am going into town) on 59. I cannot tell you how many times I was stuck in LA traffic going the same distance for 90 mins or more. So just saying...there are ways to work around the traffic and it isn't as bad as some other cities (DC and Boston come to mind).

I have been struggling with the same decision, but finally settled on Riverstone. My concern is that Sienna is so large that it is NEVER (or not for a long time) going to be built out and I am always thinking of resale. I have to wire the money today to hold the house in RS. Am looking forward to moving to such a nice area. Hope the people are nice as well.

Actually Sienna Plantation was entirely built out, and Sienna South is an entirely new development that has entered into an agreement with Sienna Plantation's management.


Riverstone is still a great choice though.

I will be SHOCKED if the price is not going to be lower this year.

If it were me, I would hold out for another 6 months.

I think you'll see the price staying flat, and incentives coming in instead. Which of course amounts to the same thing, but optics are everything. The price paid for the home will appear to stay the same.
