The only way to get valid comps in Texas is from your friendly real estate agent. The state knows only " for the sum of 10 dollars and other considerations". THe amount of the loan filed with the deed,etc. at the courthouse is public record.

The Texas real estate cartel has sole possession of sales data.

Use Redfin to get actual sale prices in your neighborhood.

Trbstang, thanks for the tip!

One question for those who have been through this mess before - when protesting that your home is overvalued based on recent sale prices of homes in the neighborhood, will HCAD only consider homes sold within the past year (or less?) as valid comparisons?

If I protest that my property Tax is too high then what documentation do I need to provide. Do people win the protest and keep their property tax low or it is too hard to win the case considering that now economy is decent and people are moving to Northwest Houston because of Exxon and other companies.

HCAD did a class on how to protest this year. Watch for it next year.

We used to protest every time they raised our assessment.

Most folks who go to the ARB themselves and follow the directions, like take 3 copies, get a reduction. Over the years, every little bit helps.

Sometimes they just don't get everybody done. If your notice comes later, you have x days to protest. I think it is 30-60 days. Somewhere in that range. your notice will give you that information.
