Definitely New Territory. There's a lot of new development planned for Sugar Land with Imperial, ACE Center, Brazos Festival Site, UH Expansion, and supposedly much more development near the announced FLIX Movie Theater by University HEB. Telfair is right in the middle of all that, and New Territory is close to Telfair. Also the City of Sugar Land will annex New Territory in a few years.

If you think you will need to sell in 5 years, I'd say definitely choose a built-out community with good schools. That's First Colony, New Territory, and Greatwood. In that order. And significant differences between the 3. First Colony almost a guarantee to appreciate in 5 years, New Territory a good bet to appreciate but not at the same % of FC, and Greatwood most likely to tread water, but not lose value.

All 3 are better options than any new community.

I'm also starting to think older SL communities are increasingly good buys, like Sugar Lakes and Sugar Creek.

Both are nice. Windsor Lake Estates is all DR Horton homes however most of the homes look "cookie cutter" from the outside but they are all brand new. New Territory homes are older and you may get a better deal on one but that doesn't mean that it's not going to have it's problems. Good decision though on the area. It seems like everything is moving this way.

With new homes, you are competing with other new homes that may be built next door or in the next neighborhood.
So for 5-10 years, I would go with the older home all other things being equal.

The Meadow Lakes subdivision of First Colony was one of the last subdivisions built in First Colony however it was historically zoned to Kempner. Not a great school for resale values. Recently it was rezoned to Clements and I'd bet this hasn't been priced in yet. So I'd begin my look there before New Territory.

UPDATE: I became very upset at the fact that the house I was purchasing in New Territory needed multiple repairs, even though I was paying a premium. As a result (with lots of thought), I forfeited the earnest, and signed in Aliana today!!
