Hi

We are looking for a good home listing agent in Sugar Land for our house in Riverstone. I'm not looking for some agent who would suggest to price it way low just for a quick sale (had met a few like those already) but someone who knows the area well and would price it appropriately considering the neighborhood market conditions. Any suggestions would be welcome.

How do you know their suggestions aren't based on the current market instead of your idea of what it's worth.


Lance Loken and his group I've found do a great job and price to the market

Ask to see the comparable solds for the last few months and look at the photos to see how yours compares in condition and location (location within the neighborhood) - that is what it should be based on.

The same plan we have is currently being sold by the builder at a much higher price n that too just the base plan without any upgrades being considered. Thats how I know something is wrong. I can understand it might be a bit lower than that considering its a year or two old home.

Don't compare against brand new. Given a choice between brand new and resale in the same neighborhood, home buyers will go brand new every time. Compare against other resales sold.

I suspect the agents are giving you the real story and you are comparing to new pricing. New and existing are 2 different animals, especially in Riverstone where most of the buyers are there specifically to buy new. Buyer thirst for existing homes in Riverstone is much much lower than new construction.

Since middle of July, there seems to be a drastic change in Sugar Land.

I see very few house is moving to pending and price is being lowered, especially the over 400k and up houses.

People paid at least 15-20% more for the new carpet smell. I personally don't think is worth it, but most people do. Same reason why you bought there over existing houses in Sugar Land.
