3br, 1700 sf, decent HOA, built 2006. great location. can't find anything wrong. everything else of this caliber in galleria is usually over $300k. is this legit?

Location not the best. If I was looking to be near the galleria that area wouldn't be on my radar. But just my opinion...

can you elaborate? why isn't this a good location? and which one would be better for similar price?

Well, if you need three bedrooms I guess that limits you quite a bit but on the other hand not too much further down Richmond you can get a SFH for about the same.

If 2 bed is ok, I'd prefer Fountainview/Chimney area north of Westheimer. Again, just my opinion, my impression is its not as junky an area and closer to better amenities. But I haven't exactly studied the area.

Also, bear in mind this particular property your looking at has been on the market since May and is competing with three other almost identical properties which are priced higher. So maybe even $250k is too much? Check the disclosures.

Buyers market in that spot I'd say...

Area floods a little bit, near industrial/poorer area (even though it's close to the galleria). Drive by that area at night and if you're ok with it then there's nothing wrong with it.

i have looked at north of richmond and westheimer, and yes, i have seen similar price if not cheaper. the only thing is all of those are at least 40 years old at least for those prices. this one is still fairly new so i don't see a value like this near there (unless someone can point out a newer home that's not over 350K). you are right that the area is kinda junky but i'm willing to live with that. maybe it'll improve in the near future...

I just drove through that area the other day. It seemed sketchy. Just didn't feel like a neighborhood, probably because these are all gated communities? Also, do a Google street view. That intersection is a big turn-off.

That area has been a bit depressed since the mid-1990s, despite its proximity to The Galleria. The townhomes are a sign of early gentrification, however, and that will progress over time, focusing at first in the area between Richmond and Westheimer east of Fountainview.

The area is also infamous for having poor drainage - street flooding is common. Also, some of the "entertainment" establishments are a little unsavory. I do agree, visit there on a Friday or Saturday night to see how comfortable you are.

In this area, things change quickly from block to block and there is a reason this property is 250k. Drive it after 11pm and you'll see.

You don't have to be north of Westheimer, but I'd want to be at least north of Richmond and preferably east of Fountain View. But as you've found, prices change a lot in those short distances.

Yes I recommend driving it at night. Richmond can be down right scary at night. I would look at town homes on the other side of Westheimer all the way to Woodway. Augusta and Bering have tons of town homes.

These are all under $250K. You will need to compromise on 3 bedroom or updated if needing to stay under $250K
