Looking at building 1.5 story 2800sqft 3 Bedroom with Study and 2.5 bath home with just a bonus room upstairs in Katy/Fulshear Area.

Is not having a a bathroom for the bonus room going to hurt me on resale value in our area? It would be nice to have a half bath option to add but it is only a full bath option at an additional 8k or nothing.

For resale, I would spend the $8K. A future buyer may see it as a great bedroom option, but only if it has a bathroom.

Agree. You will absolutely want a bathroom up there, and the 8K you would spend now would probably be less than adding it later.

8k is not a bad price. You will spend at least double and most likely close to triple that if you put one in down the line.

Bathrooms always pay when you sell so a good choice even if you yourself won't get much use from it.

we have a 1.5 with 1/2 upstairs. definitely go for the full bath. well worth it.

Come to think of it, I couldn't even redo one of my existing bathrooms for $8K. That is a bargain!

I actually wish they had a half bath option that was more reasonable in price. It is only me in my wife with my elderly father. He will never go upstairs anyways and we use that room with the typical bonus room with a pool table, bar etc.

For us I feel it is a waste of money on a budget that is already getting pushed to its limits but the worry is resale and I guess that is two part. I see that it would help for resale but will it also increase value on resale as homes get measure by price per sqft in the neighborhood.

If it's pushing the budget, then don't do it. The 8k is a good deal, but not if it doesn't comfortably fit into the budget.

Definitely add full bath up. It makes the room so much more versatile. You should also enjoy not having to go downstairs every time you need to use the restroom. And no-brainer for resale.

I would do the bathroom and see if they will just do a shower setup instead of a tub. Could save some coin.
