First time home buyer so I don't have much knowledge. Our (fiancee) combined income is ~150k and our max budget is about 350k but I'd like to stick below that. Only debt is a $300 car payment now.

I've read around that the cost of windstorm varies but from $1700-3000k a year. I just recently spoke to someone in Pearland though and they stated that the cost of homeowners+windstorm together is about the same as other areas of Houston. Reason being that other areas of Houston have windstorm included in the policy and in Pearland, you have to buy it separetly.

Is this true? If windstorm insurance is really $1700-3000k ON TOP of homeowners insurance...I might as well look into another area and pay more for a house with that money.

Our windstorm was included in homeowners policy. We paid a little over $2k for the policy. A lot of homes also require flood and thats always separate.

Do you live in Brazoria County? If you do, that sounds like the regular cost for homeowners insurance compared to Harris and I won't feel so bad because I'm not paying more.

my advice to you, avoid flood plains/zones for your first home unless you absolutely HAVE to live in that location. you'll be forced to pay an additional $100 - 200 a month (this obviously depends where you buy and how much) - i feel the same about windstorm, make sure it's not a 'big' addition before biting the bullet.

shop the policies, there are pretty good deals if you shop around. good luck

We live on the Brazoria side of SCR in Pearland and are insured through Amica, which includes our windstorm in our homeowners. Our cost to insure a very large home is roughly 4k per year. When we insured through other providers who wrote our homeowners and then went through TWIA for windstorm, our cost was more. Things that make our cost higher than others is square footage and the fact that it was built pre-Ike. Flood insurance is pretty low though. We feel like insurance evens out with what others pay for a similar home because the commute to the med center is manageable and the other areas we looked into had significantly higher flood insurance.

Definitely agree to get a quote on the home you are looking at before committing.

I didn't know Zillow lets met ask for a quick quote on specific homes. I'll do that. Looking more towards PISD since tax is lower there. If it turns out that insurance is higher...I'll up my budget and look towards Sienna or areas closer to the loop like Westbury or Willow Meadows.

windstorm is included and we have windstorms EVERYWHERE they dont discriminate....i dont see diff between Pearland and Houston and Katy its everywhere people
