I am worried about maximizing the SALE for our house. I want to list my house in two months however there are 2 homes on my side of the street with a for lease/for sale sign and one with a for sale sign. Should I wait until these homes are occupied or go ahead with my plan to list in two months?

I don't think it really matters. However some people don't like to buy in areas with many rentals around. It could have an impact on property values.
So, make sure that your house is priced right, and not over-inflated. Buyers are savvy and they usually have a pretty good idea what homes in your neighborhood are worth.
When you price too high, you're helping sell the other homes in the neighborhood that have listed for less. After seeing your high-priced home, buyers may be eager to get the better-value house nearby — even if they liked your home better.
Also, if your house is on the market longer than 30 days, buyers will start wondering whether something’s wrong with it.

Thanks. I'm in a good zip code but we are the"cheaper" of the neighborhoods here. I'm prepared to sell my house as low as a home that is like mine but listed as a short sale. I just need to find a sweet spot selling price.
