So we are planning to list our house but there are 3 houses on our street that have been on the market for over three months. The longest home has been on the market for 5 months. I'm worried that we won't be able to sell. All homes are in good condition and are on average, 4 years old. However, we do have "luxury" apartments being built behind us. What can cause good condition homes in a good zip code zoned to one of the top school districts in Texas?

It's difficult to speculate without knowing the subdivision but a four year old house might very well be competing with new build.

I assume the apartments aren't right behind you but a street or two away.

At the end of the day, a home priced right will sell.

Sorry (honestly), I don't think anyone would consider moving into a house with apartments behind it unless the price is great. Most buyers are going to see that many houses listed as a red flag too.

Google "Ashby Highrise". Many in that neighborhood were worried about apartment dwellers looming over their backyards and peering into their homes to spy on them.

Someone will buy it, but they aren't going to pay top dollar. Be realistic about what you paid less than 4 years ago and realize that your value has likely decreased, unfortunately.

Has anything on your street sold since the apartments started construction? This may give you a better deal on price to list. Bottom line is no one wants apartments right behind them. So anyone looking at your home is going to buy because they fall in love with it and (key) it is a deal. If its priced right it will sell. I just hope you are not upside down on it.

I'd concur. I just don't believe I would even consider buying a house with apartments DIRECTLY behind it.

I hate being a pessimist and adding more rain to this dreary parade, but that's just my honest assessment.

I'd really try to get what you can this summer and get out.
