I'm just curious, what do developers of MPC's (Master Plan Communities) look for when they choose builders?

Most money in terms of what? I guess that's what I don't understand the criteria of what developers look for when choosing builders. Do builders have to pay the developer x amount to be part of the community, in turn, pass that on to the buyers/consumers?

The good developers look for the builders with good reputations. For example, you won't find Plantation in Bridgeland. In fact, the good builders don't want the crappy builders in the same community, because it drags down their image.

The builders buy the lots from the developers. A successful community is going to have better builders buying them because: higher sales prices for better construction, better reputation overall, better aesthetic appearance, etc. The lesser builders will go elsewhere to buy cheaper lots.

Developers own the land, and develop the concept for the community. They in turn sell lots to builders, who then sell the lots to future homeowners.

Good developers will seek out builders who have a good reputation, meet the criteria they have in mind for the neighbourhood "concept" and are willing to buy into that vision.

Other developers are just looking to flip the land for the most $$ possible and aren't really in it for the long haul.

Generally, and this is really general, look to see who the community developer is before worrying about the builder. Builders will come and go, but the homes are built to a spec laid out by the developer, and it's the developer's responsibility to put all the other things in, like water parks, landscaping and other amenities.

Ya we learned our lesson. Our first and second home we looked into more the "home" rather than the community, ended up buying communities with one builder. We love Newland Communities, Bridgeland and Johnson. Those seem to be the most popular ones on the west side.

Kb home is held to a higher standard in some areas so kb in turns develops communities themselves to lower the standard
