We will be relocating to Houston within the next 2 months and are wanting to find an affordable, safe area with preferably only a short commute to downtown (less than 30-45 min, but the shorter the better). We are planning on renting a place first for at least a year while we save up and figure out the exact area where we would like to be. Important factors to us would be a good elementary school/preschools (we have 2 young kids that will be starting preschool/elementary), short commute to downtown, houses with yards or nearby parks, trees, and kid friendly activities for young families. After a year or two of renting we will probably buy a house farther out, but in the meantime we rather find an affordable rental place where my husband doesn't have to spend as much time in traffic (less than 2k/month, 3-4 bedroom). He has mentioned wanting to stay inside the Beltway, but I wasn't sure which areas were the safest and met our wants. Any help is appreciated as we are trying to narrow down the list of possible areas before we visit.

Oak Forest fits all your criteria but the house you get for that money would be small.

I've seen houses in Bellaire that would work for that, also for elementary schools you might find something in Meyerland or Westbury.

Are you sure Bellaire is that affordable? I thought it is on a second place after River Oaks

North of 290 on either side of beltway is a sweet spot for location, price, schools. Several pretty neighborhoods, very family-friendly. Look for homes zoned to Gleason, Post or Bang (generally in that order of 'desirability').

Well, I've always used HAR to determine prices and places to live. According to that website, yes, there are homes there especially for rent. Not huge homes, and usually not remodeled, but comfortable homes with yards zoned to good schools.

Durham Elementary is getting really good reviews these past few years and there are homes in the 2k range available.
Look at the Shepard Park Plaza (oak forest) area, zip 77018.

I second the Bellaire / Meyerland area. Great schools, large lots with trees, and great proximity to DT / Med center / Uptown and Galleria areas.
