I'm not sure about your concerns regarding Sienna schools. 2 of the elementaries are exceptional and are among the top in the state. There is one, soon to be two middle schools and Ridge point in the neighborhood. As far as built out, Sienna is over 20,000 residents, and Sienna South just opened, as Sienna Plantation is just about complete.

I believe they are building 300 more homes in Avalon and around 6500 homes in Sawmill. So not sure if that means it is just about complete

Sawmill and Sienna South, which sawmill is a part of, is new, and technically a separate neighborhood. Different owners, different HOA, same management company, with an agreement to share facilities.

Separate neighborhoods, but same pool of buyers. Naive to think that those new builds won't keep resale prices down in Sienna.

Typically how much longer to go before resale/home values in Sienna to improve?

If he can answer that, he won't be here to tell you

Buy in RS if you really worry about value and don't care about living in a new home. A new home is like buying a new car, the minute you live in it, it deprecate 5-10% and you will probably not get it back (unlike the past 5 years where everything is going up).

Another thing you may want to consider is Avalon at Sienna is fairly close to the Fort Bend toll road. Probably not a big deal right now but may be when it gets extended towards 59. We live in Sienna and love it but we are pretty far in. It's like living out in the country but still close to everything.

I am lost how it could possibly get connected to 59. It runs parallel to 59 and both connect to 610.

The location to me is the biggest turnoff for Sienna. I drive out for Dunkin Donuts and the HEB over there sometimes. It is like 15 minute drive to the middle of nowhere before I get to Sienna. 10 years later and there is still limited development on Hwy 6 surrounding Sienna.

I question if there will be any major development as all the retailers already have a presence in SL and it is too close to open another location nearby. I know Academy just open, but that is quite different than other stores.
