Good advice, Hangster... but OP asking for opinions on pros/cons of MPCs, about a gated community in particular, about schools... Haven't run off the rails yet.

Nope, not decided yet. I will be driving through the different subdivisions over the next couple of weekends to get a sense of the area first. Only then will I decide.

It's nice to see Fairfield listed amongst newer, bigger MPCs. When we initially started looking for a new home and exploring the Cypress area, we had a hunch we preferred the north side. Our due diligence proved it right (our top 3 were Fairhaven, Fairfield and lakes of Rosehill). Like another poster said, it was kind of a surprise to realize Fairfield checked a lot our boxes.There was an immediate and abundant community presence in Fairfield that was lacking in other subdivisions. I've never driven through where I didn't see moms with strollers, neighbors with dogs, kids on bikes and maintenance workers maintaining something.

And I have said it before, Fairfield has an incredible, comprehensive amenities bubble. Everything a ten minute drive away. I have a friend who says people who love Fairfield never leave. They just buy houses that accommodate their current needs and stage in life, upsizing and downsizing.

If you like golf, mature trees, and master planned communities with great schools be sure to checkout the Longwood, Lakewood Oaks, Lakewood Glen, Rock Creek, Coles Crossing, Stable Gate, Northlake Forest area in North Cypress. Dozens of great neighborhoods in this established area.

One of the sleeper neighborhoods that's generally off the radar and a great value, is a neighborhood called Quail Forest. It's made of up custom homes, built in the early 1990's. Like Longwood, it's zoned to the desirable Hamilton El. / Hamilton MS / Cy-Fair HS K-12 feeder.

Thanks for all the names! I def appreciate it. I will make sure to check them out. I drove through Bridgeland on Saturday and loved it. It seems to be a really nice MPC with lots of green common areas, waterways, fountains, etc.

Checked with Pct 3, because the land where the railroad tracks are aren't level, an underpass will be built under the railroad tracks. Due to the expenditure that won't happen for a while. So, Greenhouse Rd will be connected to Mound Rd by the end of the year, barring any construction delays.

I love the Bridgeland subdivision. It has nice homes, amenities and very well maintained. I recently showed a buyer a home in the subdivision.
