Hi,

Anyone purchased a home (new build) from Meritage recently in Aliana? By recently, I mean they are currently already in the development phase or near completion? And, how has your experience been with them?

We are looking to buy a house from them and I was wondering if in the Aliana community if someone has experienced some issues with them.

I would assume Aliana as a developer would not allow a builder on there land that has some pretty bad reviews and deal with reputational risk?

All the current builders have been building in Aliana for the past five years or so.

Also, what is a decent price point per SF to pay with the current market conditions here?

I know the last sentence is very broad but just wanted to get a feel for what others have paid recently?

I am also wondering if this is the right time to buy or like other buyers we hold out to see what happens with the Oil and Gas industry in the next year or so?

Apologies for too many questions but to us this is a big purchase and want to make sure we are timing this right and specially with the right builder?

I've been living in Aliana for almost 9 years. Aliana is no way close be being completed.

I won't buy a new built. You might be able to get a better deal buying "old" house in Aliana. My neighbor had to discount his Perry house over 75k before he was able to sell his house.

You need a realtor to run the comps for you. I think the last time I saw the comps, the average price per sq feet was around $108 or something that like...and that was half a year ago.

We recently signed with Highland Homes. What section does Meritage build in, 50 or 55 ft? Sqft is hard to determine since there are so many factors. If you want new, an inventory home will certainly get you the best sqft value. Market value for new home is higher than $108/sqft.

I bought a Meritage house 8 years ago in a different area and it was great for what that's worth. Avoid their inhouse lender if possible they will try to rob you.

Good to know.... this gives me some relief as I have read some horror stories about them online as well as some other builders providing some very negative feedback.

I had my new home build with Meritage at aliana last year. I like my new home with some minor issues which I guess every new home would have. Construction quality could had been better. They have different managers during different phases of construction. These managers are some experienced and some arent. I would advise if you plan to build one with meritage, include as much structural options as possible before you negotiate on the price.

Yep, that's what I am working on. Figured structural's are something I'll let them do and any other cosmetic upgrades I can perform myself.

$108 per a sq ft for "old houses"....new built ones are going much higher.

I see some 'lightly used' homes listed at ~$100/ft in Aliana now--I bet you get even better. It's a buyers market and now is a great time find a house you like and push.
New construction is always more expensive--it's like buying a new car--drive it off on the lot and the value drops by 10%. but try not to spend more than ~$115/ft now on new construction--this will give you plenty of room to choose nice options/finishes, but won't leave you overly upside down. Builders are motivated and you can push them even harder than used homes--especially national builders like Meritage and Ryland--in some cases they will sell for cost in order to boost revenues to appease shareholders. Harder to push Texas builders (Highland, Perry, Coventry)--but, trust me, there is slack to take advantage of there.
