My wife and I are looking to sign a sales contract on a new build in the League City area around October/November this year. We are waiting on our builder of choice to open up a few new area's which will happen sometime in September or October. Given that time frame, when should we start looking and talking with agents to represent us? I want to make sure i find one we are comfortable with, has experience, etc but don't want to do it too early or to late in the process.

Personally I would never use an agent on a new build. Do it yourself and get the home builder to credit the commission back to you in upgrades to your home.

if you absolutely feel that you must use an agent then contact Kimberly Harding.

Using the services of a buyer's agent on a new home build is still a very wise move. A REALTOR® can help you arrive at an offer price that is most likely to be accepted by a new builder as they have access to true sales prices of recently sold comparable properties and sometimes the exact model in the same neighborhood. In addition, they can help you find the right property for your family's needs as opposed to what the builder needs to sell. Why not have your needs represented? Builders don't roll back commissions to reduce the sales price if you don't use a REALTOR®. Real estate agents bring 60-70% of buyers to new home communities and are a vital part of builder's marketing efforts. Wishing you the best on whatever route you take and highly recommend an agent to help with your purchase.
