Sharpstown currently is like where Westbury and Willowbend was 8 to 12 years ago very early stages of gentrification

That house would be 850k in Oak Forest so if gentrification takes off you might double your money on it.

Which parts of Sharpstown are the most gentrified? Sections of Sharpstown are on both sides of U.S. 59, with the easternmost butting up against Gulfton and the westernmost butting up against Chinatown.

It'll never happen. First of all there aren't enough pretentious, uppity whites around to gentrify it like they did Oak Forest. But let's say I'm wrong and it does happen-- then it'll be like Oak Forest nowadays where there is a severe glut of overpriced homes on the market sitting there.

I don't see it becoming Oak Forest anytime soon but it's trending to Westbury territory. Homes in some sections of Sharpstown are selling in the 200s and 300s which is a very good sign.

Since when did 475k automatically mean private school? Do you mean in Sharpstown specifically? Folks spend several times that and go public in many other areas.

I agree. Private school starts out at around $8K-10K for elementary and jumps up to $15K (on the low end) for high school. It seems to go up about 5% every year as well. Multiply that by 2 or 3 and you're talking about a considerable sum of money.

Just because someone is spending $475K for a home does not mean they are automatically considering private school.

Parts East of 69 and North of Bissonnet

Houses selling for $250k+ will keep most of the riff raff away

Considering Oak Forest has over 5,000 homes in it I'm not sure I would call 30 $800k+ houses on the market a glut that's barely over half of 1%. They did overbuild in the $1 million plus though before the oil bust.

My question would be why. What does Sharpstown offer besides a wide selection of ethnic food? Its location isn't close enough to the center of town to make it special the way the Heights was. It has a massive crime problem in parts.


I really don't see what the appeal would be for yuppies (the demographic that typically does gentrifying). They typically target neighborhoods like EADO and the ones in Houston are huge inner loop snobs.
