I read that New Territory will be annexed into Sugar Land. Sugar Land approves annexation of Greatwood, New Territory for 2017 | khou.com

Is this a good or a bad thing? What would be the impact of such annexation on taxes? Would this annexation open up any oppurtunies for NT residents?

Also, is Telfair already part of Sugar Land?

I heard taxes will go up. But I don't live in NT so I haven't followed it much. Telfair is already part of Sugar Land.

That's a good thing-- check out what happened over the years to unincorporated areas immediately north of Sugar Land. The writing was already on the wall.

Taxes will go up by the City tax rate of 0.31595. Not sure how close the MUD and LID are to being paid off, but I believe their cumulative rate is close to the City tax rate so when those bonds are paid off you'll be back to total rate you pay now. But it will probably be higher for a few years.

City of SL will be sending mailers out with all of the info. I think Annex date is 12/12/17.

Taxes won't necessarily go up. In fact they probably won't. The annexation will dissolve the mud and the mud tax will go away. Lid tax will stay. In the rare instance the city's tax rate is higher than that of the mud, your taxes would go up. All you have to do is go to cad website and check mud tax rate against city. Sugar lands tax rate is low. Muds can be high. Taxes (rates) will probably go down. You will likely get improved services at a lower rate. Valuations are likely to increase in sugar land, though, so don't expect the bill to go down. Talking about rates only. Increasing values also isn't the worst problem you could have.

And yes telfair is already in sugar land. It was already in the city when it originally developed. New territory / greatwood are in the etj at the moment. Always plans to be annexed and they will be in a year.

Are you sure the MUD will be paid off as part of the annexation? There are parts of SL that pay city taxes as well as have a MUD. Telfair does for sure, and I think there are other pockets.

Annex it all IMO. I wish Katy, Texas cold annex all of the Katy area north and south of I-10. So certain incidents would stop happening. Things like this https://www.google.com/amp/www.chron...?client=safari
And incidents were a crime was committed in the Harris County side of the parking lot but the police were called in Fort Bend.
