There are some exclusive areas and neighborhoods in Katy where you can find what you are looking for as far as house and land. The commute is out of the question. I live in Katy close to the areas I speak of and a good day in traffic is an hour from Katy to 610, from 610 to downtown the traffic is not so bad. It can depend on the time you have to be at work the "personality" of the traffic changes. West Houston/Memorial is closer but your land and house size is going to be considerably smaller, maybe to the point that it is not worth the $ you will spend. I can provide more help with names of places to look if need be.

1 acre for 250K
If traffic is such a nightmare,then I cut my ..ambition by 50% & I go for
O.5 acres for 250K.
Even so,do I get a deal of 30min to Downtown... ?
To my judgement from searching in the web,Houston has the best "big-city "accomodation in the US.

I know west Houston and Katy very well. I would say that it is possiable, but I would not bet on it not with in (rush hour traffic)30 min of downtown an hour from downtown is a lot more resonable. Katy is only 30 miles or so from downtown, but during rush hour that makes it the longest 30 mile drive in the country. I would say on the west side of town your best bets are Katy, Memorial. There is Sugarland, Missouri City. I dont know those areas very well but it is worth looking in to. 9 times out of 10 if it is out there you can find it on the Internet. Houston and the surrounding area is a huge sprawling area, the main downside the traffic towards the city.

Many people in this forum praise Katy,Sugarland etc.
Due to time zone difference,( almost midnight here in Athens,GR ),I got to go now..
Than u all for your kind responses,even if they de-myth-ised Houston ,even a little bit.
I welcome more suggestions,especially from experienced Houstonians.

Memorial is out of his price specifications. A village acre with a tear down house is running over 1 million. 1/2 acre isn't far behind.
West Memorial, you can sometimes find the rare 1/2 acre with a liveable house ( but hasn't been updated in 20 years) for around 650k. The few that have come up on HAR.COM lately have been around 700k though.
Katy- Woodcreek Reserve/Seven Meadows has the 1/2 acres nice house combo......but it's way the heck out there. Stupid commute times.
Now way up on the NW side, Barkers Landing, High Meadow Ranch etc etc, has a ton of nice houses on an acre in the 500k range. Commute would be hell though. You might be able to find something on 59 between downtown and Kingwood. Maybe Fall Creek or Summerwood would have something.
59 S towards Sugarland. River Plantation has somethings, but I know nothing about the schools.

If you go with a production builder and not a custom home, i believe lots cost about $140,000 for about 1/3 - 1/4 of an acre. but they'll put a $400-500K home on it.
that was the prices we saw in sugarland.

Maybe Roman Forest? Its like 45 minutes probably to downtown and has big lots. I see 1/4 acre lots for sale for 10k on har.

I think you can find what you are looking for in Manvel or Alvin (acreage-wise) and drive into town isn't bad but you usually wind up with a rural area and a mix of really nice homes, so-so homes, even some mobiles -- the works.

Looks like you can get 3 acres and a nice 4000 sf house down in Friendswood for 590ish. Har.com has a listing in an area called San Joaquin. Another poster mentioned it, so I gave it a look. Have no clue what the drive in would be like.
