Graystone Hills Or Silverstone?
Both neighborhoods have similar (Village Builders) homes, the home is GS will have a 1/2 acre lot, vs one we saw in SS with a 1 acre lot. The homes are close in price, features. GS is a hillier subdivision, lots of trees, community pool, not gated, upper part of the Conroe loop. SS is flatter, trees (not as abundant as GS), no pool, IS gated, lower part of Conroe loop.
Since we will be leasing the home out for 1-2 years, which area do you think would be better for securing a tenant?
The GS home will be brand new, SS about 1 1/2 years old.

Isn't anyone familiar with the neighborhoods, or has a general opinon? would it help both neighborhoods share zip 77304, and Graystone has as a benefit the new Geisinger Elementary School within its walls?? HELP!!

Silverstone or Graystone
I have lived in Conroe for 29 years, and I have seen both of these subvisions be built. I would say go with Graystone Hills.
Don't do Silverstone. Here's Why...
1. It's around or in a flood plain. When it rains for several days, the ditches around Loop 336 where Silverstone is fills up quickly.
2. Silverstone is also flat, and swampy. This was formaly swamp land, and the Girl Scouts once owned this are for camping. (In fact there is a Girl Scount camp close to Silverstone still)(Camp Strake, Boy Scout Camp is down the road.)
3. Village was once the builder in Silverstone, but coun't sell the properity, and had to cut and run. Parkstone (I think) bought the remaining lots, and is trying to sell them.
Graystone hills is more attractive, and is more of an upscale community. Email me, or post any other questions you might have.

Thanks for the advise Kevinschoppe! As it turns out, we bought the home in Graystone (it's gorgeous!  ) We closed on it one week ago today!
[MOD CUT] We had every upgrade imaginable done.
BTW, when we were out last week to TX, someone told us about the swamp thing, and said they had nicknamed Silverstone "Swampstone" 
Don't have that problem in Graystone, it's high and dry (and beautiful, hilly and green, with tons of tall trees) We feel we made the right decision
..and with regards to Silverstone, the park area by the water with a sign stating do not feed the alligators was a bit unnerving!  wouldn't want my yorkie to become someone's snack!!

This is very accurate info Miss Daisy, but why would you be asking the questions about it now after you bought?

actually, I had asked the questions before we had consumated the sale, we had up until that point a refundable deposit on Graystone, and flew out to either complete that purchase, or purchase a home by the same builder (but preowned) in Silverstone. So in the absence of answers prior to our trip to TX, we went with our "gut" and finished the GS purchase. When we got back from that trip (we had left the first of April) I saw the response Kevin made when we were gone, and thought "whew!" glad we went with our instincts!

May I interject my opinion? We just moved into Silverstone into the former model home, which is beautiful. We attempted to purchase an inventory home from Parkstone Builders, and they took our $5,000.00 deposit, which they told us would be returned should things not work out. Well, the home we attempted to buy did not meet appraisal. The sales rep contacted the VP of Parkstone, and had his "best friend", as she put it, get the home reappraised, as he owns a mortgage company. It started getting weird, and we felt that there might be some shady things going on, so as we did not feel comfortable after that, we informed them that since it did not meet appraisal from the start, we would not be taking the home. Their response? We got several phone calls...not very nice ones....and then a letter stating that they were keeping our deposit. (They had insisted on doing some painting and things before we even knew if we had been approved, and that is their justification for keeping our $5,000.00). My advice? Be very, very cautious when dealing with Parkstone if you don't have deposits to spare. We have a sour taste in our mouths towards them. They also tried to convince us that "their" former model was no good, even though we got it at probably $100,000.00 or more under market value, due to it being a foreclosure. They had sold it to an investment company that defaulted, so the bank had it. Just a lot of weird stuff. Be careful. But I DO love my lot, AND my house. Since we're up in the front of the subdivision, flooding is not very likely, and in fact, we are not even required to have flood ins.

SilverStone
Wow...I am really surprised by the comments regarding SilverStone. We have lived here for more than 5 years (first to move in) and have enjoyed every minute. Sure when it rains for several days, the ditches have water in them...which ones do not. The water drains off quickly and no one has ever had any water intrusion in their homes. This is the most friendly community I have ever be associated with and everyone goes out of their way to make this a family place. The only folks who "nickname" the subdivision are those who know nothing about it. Quiet, friendly, fun, beautiful home, etc. What's not to like?? Sounds like sour grapes to me.

Couple of other points
First, SilverStone IS NOT in a flood plain...Flood insurance is not required.
Second, SilverStone IS NOT swampy...We have a nature preserve that also acts as a drainage run off
Third, Village sold all it's homes and left due to focusing their eforts in lesser structured subdivisions.
Fourth, We have a very active community group that strictly adheres to the deed restrictions
Finally, We are a gated community thus not allowing through trafic
I guess you can see I am proud of my community as other folks should be of theirs. The comments by Mr. Schoppe are unfounded and very inaccurate.
