Hi, I'm considering a move to the Woodlands and want to get an estimate of my monthly costs. Do HOA fees get raised every year? What exactly does it cost per area? How is this determined?

Your association fee is a non-deductable tax.It's based on the taxable value of your house. The more expensive the house, the more you pay.
So you pay Montgomery County, Conroe ISD, The MUD district (based on home value as well) and the Association. It's not exactly a cheap area to live. I think you can get better services and same quality of life in other areas up there. A lot of people like NorthHampton.
Texas education is pretty much the same where ever you go, so one district is not better education wise than the other. But some districts do provide better help for those with special needs or extremely high intellect because they are "built out." Therefore, any bonds passed go to improving existing schools rather than continual expansion. The main difference is that districts are just more homogeneous than others and that comforts some.

It will change from a fee to a tax. Always based on the value of your home. But it will be years till this happens.
