Not everyone can afford top schools even in suburbs. There is always demand for mediocre schools. Otherwise North Katy wouldn't exist.
Lower middle class is already getting priced out from everywhere. My middle middle class coworker recently complained that he got priced out as well. Not sure if he looked in these older suburbs.

Good point but North Katy also falls within (mostly) Katy ISD or CyFair ISD which are seen as desirable school districts, unlike the districts some of these older suburbs are zoned to.

Well, Hearthstone, Colonies, Deerfield Village, Copperfield, Norchester, Prestonwood Forest are all part of CyFair ISD. This is huge district and not all the schools are equally good. Some of them are 5 out of 10 and even lower. On the other hand, I see Mission Bend Elementary (Alief ISD) in Mission Bend is 7 out of 10, which is pretty good for the price point I think..
Actually Mission Bend is doing quite well from the appreciation standpoint these days. It is still possible to find there something under 250K, but it's getting more difficult. Few years ago you could find listings under 200K there, not anymore. Now I see plenty of houses well above 250K there.

I used to think that too but homes in League city and Friendswood are currently selling for top dollar — even ones that have previously flooded.

SHARPTOWN?

Are we talking about the area by Sharptown Mall ,the condo building ,Jewelry Exchange building,Fiesta and east of Chinatown(bellaire & Corporate Drive)?

That area floods,and drug dealing ,crimes !
Some of the folks who bought condos in that area when they are new,regret mucho

t's just how sometimes things come across as if 20-40yr old homes are inferior? It is surprising how any home can be upgraded inside and out regardless of age .... I know of modular Ranch homes from the 60s 70s by me still highly desirable in upgrades and additions no one sees replacements with McMansions superior.

Sharpstown used to be a suburb in the past, but since it's inside Beltway 8 now, I wouldn't call it a suburb anymore.
Sharpstown already got significant appreciation. Probably not the best area to live, but really good for investment.
