Deerwood Lakes
I just bought some land down in Waller outside Hempstead. Does anyone have a take on the Deerwood Lakes neighborhood? I hear its crime riddled and businesses are moving out of Waller is this true?

i was looking at land out there myself, right in the deerwood park subdivision. i really didnt hear anything bad about it, but on the other hand i havent heard anything that would make me want to run out and make the deal yet. im assuming these are the same lots, they are wooded lots, 55x100?

Very Informative
I am thankful for every bit of information I can get. It seem like its neither here nor there but might be poised for growth due to the boom in Houston. The land I purchased is at least a half acre.

I live about 2 miles from this subdivision. It is pretty much still in the country. It is a subdivision that was started in the 90' s and never really took off. The area around it is not developed yet but there is alot of growth in the area. As for crime in this area, it is the country and there really is no crime. It is about an hour away from Houston off of 290.

More Info
A few notes:
1. Deerwood Park is not near Deerwood Lakes
2. Deerwood Lakes is near the town of Hempstead in Waller County, not near the town of Waller [in Waller County]
3. There are three related subdivisions in the area; Deerwood Lakes [DL], Deerwood East [DE] and Deerwood North [DN]
4. DE is about two miles down the road from DL and DN is right across the road from DL
5. DL is where the amenities are that are oft-mentioned in eBay listings, regardless of whether the lots listed are in DL or DE
6. Legendary Oaks golf course that is mentioned in many eBay listings is about 10 miles from DL and 12 miles from DE
7. Many of the streets in DL are paved, none of the streets in DE are paved
8. There are some houses in DL, none in DE. This is in part related to the fact that utilities to DE are available along the highway in front of the subdivision and not yet *in* the subdivision

Deerwood Lakes - Hempstead, Texas
I visited the Deerwood Lakes subdivision and can add the following:
There are no paved streets anywhere in the development.
The development is a failed attempt from the 70's not 90's.
The lakes are ponds and its impossible to do any boating.
The tennis and basketball courts ebay ads brag about are 1 of each, built in the 70's without maintanence. Get the picture.
There are about 25 homes built out of about 1200 lots.
There is no power, water or sewage available or close to 95% of the lots.

deerwood lakes hempstead tx
i live in deerwood and have for several years.
the post from larkin... is correct.
it will cost Thousands to run electricity and water to the back of the subdivision... like between $10 to 20 thousand...........each.
the roads in the back are 1 lane roads. the dirt road at the front is being washed away daily from rain and maintance on the dirt roads are only done ONCE a year.. but we really worry about the grass being cut........
the pool is closed more than it is open... right now it is green, care to take a dip?
we,home owners pay maintance fees yearly, true they are not much BUT
since the newest board took over they have spent all or most of the fees on the "office" why? there is rarely anyone there. you can not get an answer on anything, phone,email etc.
most of the homes in here are at least 35-45 years old. there has been 3 new homes bulit in here in the past 20years. it took the home owner of one of them nearly 2 years to get electricity.
i really like my quiet neighbor hood and really most people would not want to build a new house next to a 40 year old house. they just don't compare. you need 2 lots to build on because of the septic system you have to put in and the house must be at least 1500 sq ft.
there are too many deed restrictions that don't make sense....like your garage doors can not face the street. Most restricttions have been ignored over the years.

I love the landfill we just purchased property on in DE!!! Some one is sure saving money not going to the dump. I geuss the way that place looks, we could go ahead and move in a 1959 Great Lakes 10x50 mobile home. Who would notice or care? They may not be able to find it after having their tires flatted by shards of broken glass. Oh, yeah, we will also have plenty of spare tires so we won't have to buy any!!! There are a few boats if we need one in need of a few repairs.Afterall,there are plenty of small ponds(puddles) nearby . Thanks

You are incorrect in stating that no roads are paved in Deerwood Lakes. There are a few paved roads but most are dirt roads.
