Several key differences in Anahuac and Sabine Pass.

Anahuac has quick access to IH-10. Sabine Pass is isolated on a small highway that has frequent tidal flooding.

Anahuac is the seat of Chambers County government. The courthouse alone brings constant traffic to Anahuac. Sabine Pass only gets a few commuters and fishermen.

Anahuac is much larger than Sabine Pass. For example, Anahuac ISD enrollment is 1230. Sabine Pass ISD has 379.

I think the Chinese are interested in Cincinnati more than Cleveland. More pork to tariff.

Right now the suburban fringe in NE Houston has gone up I-69 from Kingwood to New Casey within the last couple of years (coinciding with the opening of the Grand Parkway through the area). Cleveland would be a good candidate once New Caney starts filling up. At least Liberty County can finally have some Houston suburban development, despite it being in a remote corner of the county.

A good example of exurbs is the Brazosport area. Dickinson, Alvin, and Galveston County southward are also exurbs.
