Why are communities like Elyson getting popular, your literally in the middle of nowhere and north Katy isn’t as good as south of I-10 in regards of crime and school ratings.

Can someone enlighten me on the subject.

I believe people are looking for new construction at a certain price point. For example, I’m currently looking for a new build one-story under 320K with a decent size yard. I’ve looked in Spring Branch but the lot sizes are under 4,000 sq ft. For new build, sadly you have to go further out. The hard thing is finding a total tax rate under 3%.

I love Elyson but the tax rate is 3.75% and you have to take the tollway to do errands. Also the lower-priced housing south of it will be a detriment to rising property values.

When I worked in North Katy I lived in North Katy Didn't like both the company and the area. But it was a quick commute and good bang for a buck overall. However it also depends where in North Katy. There are some nicer neighborhoods but it's all hit or miss. Few years ago it was quite a hot real estate market. Probably still hot these days. I am taking about North Katy inside 99 loop, not outside.
And I have never taken toll road in 2 years while living there, so it also depends...

Because it takes 5-10 mins to get to i10 or 290 oppossed to 25-30 minutes south of i10.
Cinco is over crowded and the traffic is very bad.

Lots of opportunity up north right now. Most people south of I10 have some equity and they are cashing out at high prices and invest in the next booming area in Katy / Cypress.

UH, H Mart, lots of commercial, Elyson & Bridgeland are filling that area.

Plus it doesn’t flood

I don’t consider anything that far out to be Northwest Houston. That is Cypress, unquestionably, an exurb of Houston.

That said, Cypress is so much prettier than Katy, another Houston exurb where i would never live. I much prefer a pastoral forested landscape over featureless and shadeless prairie. Most residents of both “enjoy” punishing daily commutes, something I consider foolish.

But to each their own.

It's simple, NW Houston is hot right now. It offers suburban living for a decent price, you're close to multiple freeways into Houston, the schools are among the best in the state, especially in Cypress, Tomball, Spring Branch, Jersey Village, etc. Someone mentioned NW Houston doesn't flood, which is true. Of the other regions of Houston, crime is generally lower in NW Houston than any other part of the city.

West Houston has the lowest crime rate in the entire Houston metro area. Do you seriously consider places like Bear Creek to be safe?

Also, there’s a large number of people who don’t commute for work these days. So they don’t have to be close to the traditional job hotspots.
