Hello yíall!

Iím looking to move to the Katy area within the next year, so I want to start scoping out potential neighborhoods and areas that might fit me and my family.

What Iím wondering is there any parts of Katy I should avoid? From what I hear it seems like a pretty safe suburb overall, but is there any non desirable parts? Any parts that are declining that I should avoid?

My budget is going to be around 300k, possibly 350 if I really find a nice property that I like.

Some areas on the east side flooded so I would avoid those.

It means east of 99, south of the Katy Freeway - portions of those developments are within the Barker Reservoir flood pool and suffered badly in Harvey. Same goes for some areas at the northwest edge of Addicks Reservoir, which is also Katy ISD.

With your budget you can find a nice newer home west of 99 in the newer developments of Cinco Ranch.
There's nothing wrong with Ventana Lakes or Elyson.

Is Brookshire a nice community? The location my company is building at is Igloo Rd so that works really well for me. How are the schools?

this area is in Brookshire (outer part) but zoned to Katy ISD and Lamar CISD suburban schools

Well if your work is in Brookshire, definitely pick one of the newer communities in Brookshire in Katy ISD/ Lamar CISD Usually the only big downside to those communities is the commute into Houston, but you won’t have that problem.

I’d stear clear of Brookshire city limits and Royal ISD for now. They’ve been struggling in recent years. But there are parts of Waller County labeled “Brookshire” that are basically the outer edges of Katy ISD or Lamar CISD. Both are good.

And that’s a great area for you to land in. Especially if your job is close.

Yes this is one of the ones I wanted to check out. My job is building somewhere near the igloo plant on igloo rd, so I found this to be extremely close.
