Not the best area. It is close to a lot but won't see much or any appreciation for a very long time, if ever.

It does seem like a decent price for what you would be getting. But the schools in Alief don't have a great reputation.

I honestly wouldn't live in that area. I don't think it's all that safe.

I thought “closeness” is what brings up value? Why do you say it won’t see any appreciation

It's close to Energy Corridor and the Westpark Tollway. Not close to the city center in general.

The school district is one that people avoid.

There are also some rough apartments in proximity that would prevent the area from gentrifying fast.

I would recommend staying North of Westheimer, if your budget allows. It's night and day.

I agree. Especially along Briar Forest and to the north.
