Realistically, what is the commute time from Clearlake or Friendswood to downtown at about 6:45 am? Is the park and ride (El Dorado, or Bay Area) faster than driving yourself? What about afternoon commute at rush hour (4:30-5:00 pm)? Want to know if 45 is really the nightmare I’ve heard it is. Thanks.

About 40-45 minutes to the neighborhoods along Clear Lake City Blvd. You could certainly do worse than the Gulf freeway.

The park and ride, or a van pool, is a good deal, since they can use the HOV lane. You also save wear and tear on your vehicle. And, parking downtown is going to cost you about as much as the daily fare, $9, on the bus. Details here https://www.ridemetro.org/Pages/ElDorado.aspx

If I get on the 6:30AM bus at Bay Area, I can be at my desk on the north side of downtown normally by 7:15. It takes a few minutes longer if I catch the next scheduled bus but still not bad.

Driving in would take you over an hour. Traffic backs up pretty heavily at 610 in both directions.

Going home you are probably looking at closer to an hour if you get on a bus around 5PM.

You can ride as a single rider in the hov for a hefty hefty price. You have to be in it prior to 6:30 am inbound and prior to. 4:30 pm outbound for single rides.
