I really only the nwest side, so here is my take.

You would be a fool to rule out Garden Oaks, Oak Forest, Shepherd Park Plaza. They are soooo close it 610. I think there are other area's around town that skirt the loop a well that would be great. 200K sounds like alot - and it can get you something great- but in the loop is faaaarrrr and feeewww between.

alright...I think I have it figured out...West University....~2700sqft.....I think I can find one for around $200k....whatta ya think /sarcasm

Thanks for the help....I really don't wanna have to be a suburbanite...but, it looks like that may be the case...nothing against the city, wife is beating me over the head with all this safety mumbo jumbo

Run the crime stats on areas. You are far more likely to be a crime victim in Montrose than in a lot of the east end areas. There has been more of an issue here lately with people being held up in the streets near Rice (Southampton) than areas like Eastwood or Idylwood. Don't assume the east end is worse on crime.

Also, why are you ruling out beautiful areas like Idylwood, for example, or even Lindale Park without even getting in your car and looking? You don't even know what you are passing up on.

If you want to live in town for $200k, the inner-loop west side is pretty much out. Bellaire is a very expensive area too. You would be competing with the builders for anything older and they will pay a lot just to get the dirt.

Take modster's advice. You need to go East like Eastwood, Idylwood, and around that area for an authentic 1920s homes for around $200K. Or you can move to a Mid-century taste and have more options in the aforementioned neighborhoods. The 1950s homes just outside of the Loop are quite popular and may have more marketability as well.

Try the Willowbend, Willowbrook, Post Oak Manor Area. We just closed in a house in this area and its great. Your seriously less than a 2 minute drive from the Loop.

I agree about Garden Oaks and Oak Forest. They are OTL but literally adjacent to it on the NW side of town. Your commute to downtown from either neighborhood will be about 10 minutes with traffic. Garden Oaks saw 14% appreciation this year with a ton of remodeling and new construction. Willowbend, Westbury and Meyerland are adjacent to 610 on the SW side. I have a 10 minute drive to Greenway with traffic and about a 20 minute drive to downtown with traffic. It would be smart not to adopt a position that anything OTL is out of the equation. I don't know who put that bug in your ear but get it out of there.
