The home in Oak Forest for $875 is absolutely gorgeous! I wish they had something similar in q.ft and price in The Woodlands. Well, had it been it would have been in the Million/s here in The Woodlands.

I am looking for the last 2 years for something similarly updated here in TW, but not finding anything. If it is updated, the size is 4500 - 5500 sq.ft, which is not what I want and on top of that it 1Mil+

The Woodlands (Creekside) home you linked at $650, is ok. I have seen it in person. I did not find worth $650 to me. NOt finding anything decent in the $500k - $700K range which is updated like the Oak Forest location. Tried going upto a Million but still not liking anything, where I can "feel" the home is worth spending 1Mil.

Most of the homes are outdated in The Woodlands. Hence we are considering Woodforest (North of The Woodlands) and Stillwater.

*The West U and Memorial Homes are junk for those areas, which is why they haven't sold. Writing that the property is being sold "as is" isn't a great sign.

*The Bellaire house is nice but it's nearly 30 years old and they're still fetching $200/sqft

*Oak Forest is under contract at $275/sqft

*Your Creekside offering is $150/sqft.

Not really sure how any of those are comparable.

Have you looked in Benders Landing or Woodson's Reserve yet?

For a $1M, you can get a fully custom home on a waterfront acre still zoned to Conroe ISD. (https://www.har.com/homedetail/27718...-77386/8531302

Lots of good homes for under $800 as well if that's what you're looking to spend.

The Oak Forest location looks like a 'lot scrape' and new build from 2013, rather than an update.

I've noticed more than a few of those over the years in the time I've spent in that area.

Looked in Bender's Landing. Not a fan of the drive on Rayford. I understand that the expansion construction is going to be there for a bit. Also, it feels very secluded (to us).

Any thought on Woodforest (North of The Woodlands)?

99 would be the better route for Bender's Landing. No real need to mess with Rayford.

Woodforest is nice but pretty far off the beaten path.
