I know the area well and have friends that live there. I had a garage apt there while my house was being rehabbed.

Crime is low. They have a civic club & web site Lindale Park Civic Club, Houston Texas The side between Irvington and Fulton is considered the "brick side" where the homes are generally nicer and brick veneer. The east side is the "wood side" where the homes are more modest between Irvington and Robertson.

The metro rail line is supposed to go up Fulton to Northline. That should be a boost to the area when ever it happens. Northline being rebuilt will provide some much needed retail in the area.

About the worst thing is the lack of retail. Other than a multitude of Mexican restaurants (some quite good) along Irvington, dining and grocery options require a little bit of driving.

The area has appreciated fairly well too. Prices have roughly doubled over the last 10 years.
Lindale Park in Harris County 77009 - Neighborhood information

Overall it is a good, more affordable alternative to places like the Heights.

I think Lindale Park will become very strong in the next few years, as far as prices. If you are going to buy in there, do it now.

It already has and continues to do so.

They have broke ground on Metrorail between Cavalcade and 610, on Fulton. There are lots of businesses for sale on Fulton now. It will be interesting what becomes of Fulton in the near future.

I bought my Bungalow 8/09 on Avenue of Oaks. I love this area. I work downtown and it's no problem to go home via West Gray for shopping or the Heights. Very nice and going to go up up up in value very soon. But NOW!!

Very true..... I've lived in Lindale Park for around 43 years. My Parents bought this home on the "brick side" for $17,500. Moderator cut: no ads allowed All I can say is that it's about time Lindale Park gets recognized for one of the best places to live in Houston. You can't beat the beautiful architecture, wide streets, great location, prices (currently), Craftman homes and did I mention the location location location!...Lol!

You are so right. I'm not on the brick side. I couldn't get my offer in fast enough for a sweet little brick home on Woodard (someone beat me to it). But, I am so happy with my little 1925 country house in the city. It ended up being the perfect home for me. I am very fortunate that I was able to find Lindale park and make it my home!!

Basically...Loop 610 on the north, Fulton Street on the west, Cavalcade on the south...Robertson on the east.

(This is north of downtown between 45 and 59, and just east of the Heights.)
