I'm surprised too.

I personally prefer the Memorial Villages to River Oaks (more secluded, more trees, more traffic-free cul-de-sac streets, better public schools, competent and responsive city governments), but I'd rank River Oaks ahead of the Villages in overall prestige.

Do you think Memorial Villages have the same feel as suburbs like Sugar Land/The Woodlands?

In terms of a quiet, safe, low-traffic environment - yes.

Lots of mature trees, certainly reminiscent of The Woodlands and some older parts of Sugar Land. Lot sizes ranging from a quarter acre (north of I-10) to 1+ acres (south of I-10), bigger than the suburban norm.

The Villages do lack the visual consistency of a typical MPC. Power lines are overhead, not buried. Rather than a bunch of homes of similar age/style, a typical street might mix well-maintained older ranch homes, a few $2million+ new-builds, and one shack awaiting its date with the dozer.

Not as diverse as Sugar Land, but more diverse than many give it credit for. China, South- and Central America are all represented on our street.

West U.

Woodlands-Grogan's Mill would be second.

Another vote for Memorial Villages, particularly those south of the Katy Freeway.

If I had to pick a neighborhood inside the loop, I would look for one that has decent house and lot size with lots of trees. Maybe the Timbergrove area near the Heights? The massive lot eaters in neighborhoods like West U and Bellaire don’t appeal to me.

Yes. It's also the name of a main road through The Woodlands. https://www.thewoodlandstx.com/grogansmill/

Bellaire isn't bad, I'd consider living there if I worked in the med center. But compared with The Villages, it has smaller lots, a generally higher flooding risk, few cul-de-sac streets, and lower-ranked public middle and high schools.
